Introduction

Homes at Ensley

The complex is located on First Nations Land, and is leased from the Tzeachten First Nation, on a 99 year lease expiring in 2108. Each home owner pays a monthly lease fee, subject to annual adjustment.

Property taxes are paid to the Band. The valuation system used to determine property values is similar, but not the same, as BC Assessment.  Rate increases are similar to that which property owners in Chilliwack pay.

Because the complex is located on First nations Land it is not a Strata.  The complex is controlled by Ensley Estates Homeowners Corporation, a BC Corporation, (whose Board of Directors is elected by the owners, and operates under the terms of our sublease and owner approved regulations). The governance is similar to that of a Strata but is not the same.  Please be aware that if you are currently in a Strata and are familiar with its governance model, the Bylaws and Rules here will be similar, but some things will be different.

Financing for Homes is more limited, as is Home Insurance.  A local Credit Union is able to provide financing.  The Home insurance is provided by a Board approved insurance carrier (this is a requirement of our sub-lease, which any owner must agree to, when purchasing a home in the complex) and all owners are obligated to have this insurance.

There are a number of different home styles available ranging from a Single Car garage with a crawl space, up a Double Car garage with Basement.  Main floor home sizes range from about 1353 sq. ft. to 1754 sq. ft., with basements adding from about 994 sq. ft. to 1425 sq. ft. 

The Builder offered may options in each model of home.  The plans included here were supplied by the Builder for illustrative purposes.  While many homes vary marginally from the builders plan, they are very similar to the plans shown.

Exterior home colours were established by the Builder and must remain the same, subject only to minor variation, requiring Board approval.

Basements were offed in most home models.  Overall in the project, less than half of the homes would have basements.  There was an additional cost charged for an unfinished or finished basement.  It is reasonable that selling prices for similar models would vary depending on the options included in the home.

The overall quality and construction of the homes is a very high quality.  We have included details on construction, as provided by the builder.
